2. Airbed Setup & Group Composition:
The extra air bed is only prepared for bookings with 5 to 6 guests, as extra linens and setup fees are included in the additional guest tier. For bookings of 4 guests or fewer who still require the air bed setup, kindly message us in advance for details and applicable fees. Our apartment features 2 bedrooms (2 Queen beds) accommodating up to 2 guests per room (maximum 4 guests using main beds). If your group has mixed genders or guests who prefer not to share a bed, please plan accordingly or request the air bed setup.
3. Condition & Wear and Tear:
Guests may encounter some permanent wall marks and carpet stains from previous guests. While we strive to maintain our apartment in top condition, please be assured that we are aware of these issues (taking photos for your own reference is always welcome). Please note this property operates as a short-stay residential rental and may exhibit minor wear and tear due to regular usage.
4. Building-Wide Disruptions:
Please note there may be occasional building-wide issues during your stay, such as hot water disruptions, window cleaning, key fob system updates, or other building management operations beyond our direct control. We will notify you promptly as soon as we receive notice from building management and follow up once rectified. Please communicate directly with our team for any concerns.
5. Mandatory Guest Portal & Verification:
All guests are required to complete their online guest portal to confirm identity (upload valid government-issued IDs and sign the rental agreement). The portal link is sent at least 1 day prior to check-in (or automatically for same-day bookings). Check-in details and key pickup codes are released 30mins-1hr before check-in once verified.
6. Standard Amenities & Supplies Provision:
We provide a standard and limited starter supply of amenities (toilet paper, tissues, trash bags, detergent, and toiletries) based on your guest count and nights booked. If additional items are required during your stay, we suggest purchasing extras at the ground-floor supermarket or nearby convenience stores.
7. Trash Disposal:
Extra trash bags are provided underneath the current bin liner or beneath the sink cupboard. All rubbish must be securely bagged and disposed of via the rubbish chute located on the same level as the apartment.
8. Unauthorized & Unregistered Guests:
Guests exceeding the number declared in the booking are considered unregistered/unauthorized and are strictly not permitted to enter or stay in the apartment. Visitors are not allowed on the premises, as events, parties, and unauthorized gatherings are strictly prohibited. Only registered guests listed in the reservation are permitted.
9. Parties, Events & Alcohol Waste:
Parties, gatherings, or commercial events are strictly forbidden. Guests consuming alcoholic drinks who fail to properly dispose of bottles or related waste will incur an Event Cleaning Charge ($300 base + applicable extras) or excessive cleaning fees. Guests are fully responsible for any bottles or beverages brought into the unit.
10. Strict No-Smoking & Drug Policy:
Smoking (cigarettes, e-cigarettes, vapes) and illicit drugs are strictly prohibited indoors. Any smoking evidence or drug paraphernalia left behind will incur an immediate $350 specialized ozone/remediation fee or complete bond forfeiture.
11. Extended Stay Cleaning Policies:
-Stays 7+ nights: Subject to a deep cleaning fee (starting from $150) if the apartment is left excessively untidy.
-Stays of fewer than 7 nights requiring excessive turnover cleaning will incur an additional fee starting from $50.
-Stays 28+ nights: Mandatory fortnightly mid-stay maintenance cleanings apply to maintain property standards.
